Dear Shanon, I’m looking for something very special but I can’t seem to find the one, please help!
Love is in the air! REALTORS® feel this love not just in the month of February but you’re around. Why? Because in a lot of ways, we’re like professional matchmakers. Every day we sit down with people who are looking for a change in their lives. We discuss where they have been passed, where they are now present, and where they want to go future.
Whenever work with a bar I have them outline their “NEEDS” and their “WANTS” of their future DREAM HOME. Perhaps you are the type who knows exactly what you want i.e. must have three bedrooms, can’t live without two baths, it has to be a certain style, and in the right neighborhood. If the house has some icing on the cake with some granite, a walk-in closet, and crown molding then tell you where to sign!
But once you start pounding the pavement and opening doors you start to see that not every home is perfect. Sorry! Or maybe you realized that having one acre in the middle of town for $200,000 is a little unrealistic. Just like dating, be open to the fact that there are some properties out there that are a little rough around the edges and may need a little TLC, some are brand new and shiny and perfect the way they are, or there’s that perfect one just for you and due time. They only have something inside that you just love but you’ll never know until you open that door.
For a seller, that means when your home hits the market, that first day is critical because you never get a second chance to make a first impression! With 94% of buyers searching for properties online, Listing Agents ensure the profile of the property is compelling enough to get people to contact them or “swipe right” to set up an appointment. Why do you want to avoid becoming a “stale” listing and on the market too long, don’t feel bad if you have a handful of appointments before someone writes up an offer, because sometimes it just takes a special buyer and their special seller the right time for things to come together?
I encourage you this Valentine’s season to follow your heart, keep your eyes open, and be honest with yourself. Just like someone looking for love, accept that your journey could last months, or you might just fall in love at first sight. Communicate with your support group can I have your ducks in a row in your financials, know what you’re looking for (Needs and Wants), and be emotionally ready for the change.
Keep in mind the pending sales are up +6.7% inventory is down -40%, leaving us with only a 1.8 month supply of inventory. That means if you decide to step out there, be ready to put your best foot forward because you may not be the only one out there looking for loving me find yourself in a competitive bid.
